Owner´s Manager at The Fives

In order to provide you a better service, this week the Architect Annie Cervantes has joined our team, who will be the Owner´s Manager, her main functions are: handing over the keys of the condos, resolution of any problem after taking possession, following up on the check list or repairs required. On the other hand, she will coordinate all matters related to your visits to The Fives, your reservation and any specific requirements you may have, taking care of every detail to make your stay a pleasant and enjoyable experience.

FAQ about Rental Pool Program

Due to the interest shown by owners because the starting of Rental Pool Program, we are providing a list of frequently asked questions that may be useful to clarify doubts that you might have:

When will start running the Rental Pool 5-year contract?

The contract will start running on October 1st 2010, the day that the hotel will start operation.

When will start my 8 weeks to enjoy?

They will be starting from October 1st  2010, ending on December 31st, 2011.

The first fiscal year will consist of 15 months. Therefore it will be an apportionment of weeks, which will consist of 10 weeks of enjoyment for the period of 15 months.

How does the 5,000 USD voucher work? When will I receive it and use it?

This voucher will be for the amount of 5.000 USD per year and will be valid for the corresponding fiscal year. It can be transferred to friends or relatives and can be used in any of the services offered directly by the hotel.
Members have a discount of 20% in all the services and it also applies to the use of the voucher.
This voucher can not be carried over to the following year.
This bonus will be considered as payment in advanced of benefits.
Outsourced services are not included.

The first year is required to use these 5,000 USD voucher of consumption.
The second and third year the use of these voucher may be reduced to 3,000 USD of consumption.
 
The voucher will be delivered from October 2010, when the visit takes place. Or may be delivered to a relative or friend prior written consent.

This voucher will expire on December 31st 2011.

Can I assign my condo more than 8 weeks to the Rental Pool?

The member will be allowed not to use the total of eight weeks, assigning the rental pool the property for its hotel operation. It is necessary a previous notification to the hotel as this will affect a greater benefit.

If it is necessary more nights than the eight weeks agreed, additional nights may be purchased at a rate of 80% of the public rate.
You can use the consumption vouchers for this payment

Can I assign to the Rental Pool the use of only one or two bedrooms of my condo during my eight weeks of enjoyment?

Yes, it does exist the possibility of having the property partially available a certain number of nights for the pool, the following regulations will apply:

Three bedrooms properties: suite will be calculated in a 60% and a 20% each one of the two Standard rooms.

Two bedrooms properties:
suite will be calculated in a 70% and a 30% the Standard room.
Also It is necessary a previous notification to the hotel.
 
Hotel occupancy and profitability

The benefit does not depend on the occupancy of a specific condominium, it depends on the overall occupancy Rental Pool, being likewise a safer and more transparent business, benefiting from higher return those members  who leave for the hotel operation his unit in high season.

Are the extra benefits, for being part of the Advantage Owners Club, transferable to relatives or friends?

These benefits are only applicables to the owner during their 8 week stay. There are not transferable. And they will be valid only for fiscal years 2011-2012.
Transfers are valid only if the owner is traveling, with a maximum of 6 services per year for 6 people.

The birthday bonus only applies when the owner is in the complex on his birthday. It is valid only one bonus per year per condominium.

The extra condo for friends and relatives will be for the maximum a period of 1 week.

We have implemented a check in registration at The Fives

For your safety and the safety of your family we have implemented a check in registration process for owners, guests and visitors, with the only purpose of having more control over the people entering the resort and thus maintain the security and tranquility that we have so far. Therefore, the owner or guest must register by completing a personally card (attached). Front Desk staff may request identification of him and his companions.

Moreover, the process for admission of guests or visitors of owners is as follows:

• The owner must notify in advance the names of their guests/visitors who have

planned to visit or stay at their condominium.

• In the absence of previous notification and if the owner is not on the property,

the access of the visitors will be denied.

• Front Desk Staff will be responsible for notifying the Security Personnel the names

of the guests/visitors allowed.

• The guest / visitor will be accompanied by the bell boy to the condominium.

• No guest / visitor is entitled to enter without meeting those regulations.

• Front Desk will keep a detailed report of the inputs and outputs of this kind.

With these actions we are taking a step to standardize services offering you the best hotel attention in the comfort of your own home.

Azul Fives Rates

Azul Fives by Karisma will start operating soon, for this reason from August 25th the hotel services such as: rooms, spa, restaurants, will have extra charge for all people who have not yet taken possession of their unit or for extra condos that customers may require.

The rack rates for rooms will be the following:

2 bedroom condo: 603 – 659 USD *

3 bedroom condo: 1008 – 1098 USD *

2 bedroom Penthouse: 646 – 702 USD *

3 bedroom Penthouse: 1050 – 1139 USD *

About these prices our customers will have a substantial discount. Consult dates for details.

* Rates are in USD, per room, per night.

* Rates do not included 12% tax.

* Rates do not included 5% service fee.

Summary of the Ordinary General Assembly

Last Friday, August 6th, 2010, was successfully held the Ordinary General Assembly of the Master Condominium and the three Sub Condominiums of The Fives. It is a very important step for all of us.

Although we will be sending soon the Official Minutes of the Assembly, we make a brief summary about the points discussed:

  • Recognition of Aitana Administradora, S.A. de C.V., as Administrator, Aitana Hotelelera S.A. de C.V. as Hoteliers and Karisma as Hotel Operator and Rental Pool Manager.
  • Designation of the voting delegate for the three Sub Condominium of The Fives
  • Condominium management report:
  •       – Review and approval of the title deed of July 1st 2010, to attest services were already running
  •    -   Condominium budget information has been previously sent to the owners and it has been found available on the website of the Condominium prior to the Assembly.
  •      – It was proposed to invite a Sub condominium´s owner to join the Watching Committee and Mr. Daniel Edward Mazur, owner of condominium 911, was elected.
  •      – Because The Fives is a Resort, the operator requires Internal Regulation Rules and they were approved unanimously at the assembly. Attached you will find the document.
  • Consultores Estratégicos Integrados SC was suggested to act as accounts´ auditor of the administrator.
  • Approval for the improvements the developer is implementing without charge:
    • Boilers of 190 liters
    • Paved access to the property
    • Improving common areas floor of condominium villas.
  • It was reported that the hotel will be operating on October 1st 2010, and the Rental Pool Program will be operating on September 1st, 2010.
  • On September 15th is the death line to join to the Rental Pool Program.

After the Assembly a meal was offered at the Olive Sea Restaurant with all attendees.

The Fives Condominium Rules

The following Rules and Regulations have been carefully prepared to provide all owners a set of procedures, policies and regulations designed to assure you of a comfortable and cordial living environment. If followed by each of us, they will enable our The Fives Condominium community to function smoothly and cooperatively. Please ask each member of your household to read this carefully:

  • All owners or visitors at The Fives’ Condo must be properly registered at the Front Desk.
  • Stereos, compact disc players, televisions, radios, pianos, etc., should be located away from common walls and played at a level so as not to disturb neighbors.
  • Pets are not allowed within the property or condos – under any circumstances.
  • No clothing or household articles may be hung over the balcony railings.
  • Avoid leaving or throwing trash outside of your condo.
  • Consumption of food or any type of beverages, are only allowed in assigned areas with authorized service and schedule.
  • Use of BBQ – grills and open fires are only allowed on the roof terraces of the penthouse suites.
  • Anyone found defacing or damaging The Fives Condominium property will be charged for the repair or replacement of any damaged areas.
  • Pool facilities :
  • Schedule: From 8:00 hrs to 20:00 hrs. Any use out of these hours must be on silence – no disturbance allowed.
  • Use of facilities under your own risk – No life guard is on service.
  • Any type of glass is not allowed within these areas – for your own safety.
  • Shower should be taken before entering pools.
  • Only biodegradable tan lotion is allowed.
  • Bathing suit is mandatory for all guest at property (including babies).
  • Babies should use swim diapers
