TM Real Estate Group Attorneys interviewing Secretary of State for the Economy of Quintana Roo Mr. Francisco Antonio Alor Quezada and confirm support for private investors.

TM Real Estate Group received a new institutional support in a personal interview on August 28. This time the Secretary of State for the Economy of Quintana Roo Mr. Alor Quezada supports TM Real Estate Group in its objective of investing to complete the development and opening of THE FIVES and the AZUL FIVES Hotel.

Mr. Alor Quezada also confirmed appointment with the TM Real Estate Group Directors, Mr. Abel Garcia Gomez and Mr. Joaquin Serna Lorente, on their next trip to Mexico planned for the 1st week of October 2009, showing great interest in a personal visit to THE FIVES.

This is the second institutional support received from the Mexican authorities to TM Real Estate Group adding to the one you may already know held by the Ambassador of Mexico Mr. Zermeño in Madrid – Spain last month.

The Mexican Ambassador in Spain, HE Mr. Zermeño, offers institutional support to TM Real Estate Group with their projects in Mexico:- THE FIVES in Playa del Carmen – Quintana Roo.

On Thursday 20th August 2009 TM Real Estate Group Directors Abel Garcia and Joaquin Serna attended a meeting in Madrid with the Mexican Ambassador in Spain, HE Mr. Zermeño.

Joaquin Serna presented the TM Real Estate Group company and details of all its current real estate projects on the Spanish Mediterranean coast, located in Alicante, Valencia, Mallorca and Murcia before moving on to list the various cultural activities planned to celebrate the company´s 40th anniversary.

Company Vice-president, Abel Garcia, explained the institutional needs that TM Real Estate Group have in Mexico and particularly in Playa del Carmen with its project THE FIVES.

“An essential part of our department´s business plan is to help companies like TM Real Estate Group to achieve success through their investments in our country and that these investments bring tourists to the Riviera Maya and create jobs for Mexican citizens” said Mr. Zermeño, the Mexican Ambassador.

In front of Amassador Zermeño, TM vice-president Abel Garcia reiterated the company´s commitment to finish THE FIVES development with an early opening of the hotel, which will then be followed by further real estate investments in Mexico.

The meeting ended with a commitment on both sides to remain in touch so that the Embassy can provide the help needed to complete the investments that are positive both for private companies such as TM Real Estate Group and also for the people of Mexico.

Stuff to pack in our trip to Playa del Carmen

What you should not forget at all is your passport, it is essential to enter and leave Mexico and must have at least a period of six months. If you don´t have yours ready go get it in time to avoid possible delays. Once there you must sign a paper from the Mexican immigration authorities that you should not lose, because you must show to the exit.

Regarding to the clothing you must not forget that the average annual temperature in that area is around 25 degrees, with maximum fluctuations between 5 and 7 degrees, with high humidity levels which may be tough for you to get used the first few hours. So it is best to wear clothing with the typical summer jacket or long-sleeved shirt if the weather gets a bit cooler, something unlikely in general. Sometimes we are surprised by an occasional heavy rain, so pack a light raincoat.

Don´t forget we´re going to the Caribbean when stuffing your shoes. But beware there is a good choice of routes, so you should wear a good walking shoes if your intention is to enter into the abundant forests or close to the many archaeological excavations and monuments of the ancient Maya, sure that what you end up doing even if you had not already planned, as the special magic of the Mayan culture motivate us to do so.

We recommend using sunscreen and some kind of mosquito repellent. You can take them home, but you can also buy them there, because there are many modern shopping malls. And a hat or a cap for the sun, of course, because the sun is abundant in the Riviera Maya.

Another thing that might be interesting to pack is a pair of glasses to practice snorkel. There are many places where you can practice this type of diving, because the seabed of the Riviera Maya is one of its main attractions. If you are going to practice more than once the snorkel we recommend you to take yours to avoid having to rent them every time you want to practice.

Something you can bring is also a useful outlet plug adapter round (ours) to pin flat (for them). In general, the accommodations have an outlet, but is not guaranteed. And while some hotels are getting electricity to 220v, there is normal 110v power. Digital cameras or mobile are supposed to be provided with shippers prepared for both strains, so you should not have problems in this regard. The only problem is that the battery 110v takes double time here to be recharged. Some travelers recommend, if you are using multiple devices with charger, to carry a converter 110v to 220v.

Before booking for this heavenly place, we recommend you to visit travel guides so you plan in advance the places you wish to visit. It is also advisable to have a good map of the area in which we will move to have real identified the distances to the places we want to visit. Thanks to Internet we can be provided a big quantity of information on everything you need to take our trip. It is imperative not to leave too much room for improvisation because we will be thousands of miles from home in a non-familiar place with very different social and cultural patterns. The more knowledge we have, the more we will enjoy the journey.

Works status at THE FIVES HOTEL & PRIVATE RESIDENCES

Dear clients, we would like to inform you about the following news at THE FIVES today 12 August 2009.

At the moment around 65 people as carpenters, plumbers, electricians, floor workers, window workers, etc are improving the condos at THE FIVES.

Also around 35 employees of Karisma are maintaining the communal areas as pools, green areas and also cleaning daily the condos and communal areas of the villas.

Also 24 hours security is established as well as Sky TV, wireless internet, water, electricity and all base services of a condo.

We go ahead in our plans to improve the development and opening the hotel next winter.

About the city of Cancun

Cancun is definitely the gateway to the Riviera Maya, because in this city northwest of the Yucatan Peninsula lies the airport, where thousands of people arrive each day. The airport is just 15 minutes from the hotel zone and has three terminals: commercial, national and international levels.

This famous Mexican city has an average annual temperature of 27 degrees with 270 days of sunshine a year and little precipitation. It has 300,000 inhabitants and is surrounded by eleven beautiful turquoise water beaches. Is there an island 25 miles long and 400 meters wide, and is connected to Mexico by two modern bridges. We can describe of two main parts of the city center, one part is home to the indigenous inhabitants of the country, with a great social and commercial life, and where we can find small hotels, restaurants and shops. The other part is the now famous tourist area , a peninsula that is 13 miles inside the Caribbean Sea, where you can find tourist and commercial complexes, luxury hotels …

The sand of its beaches has an interesting peculiarity, that it’s because it is made up of coral dust, remains cool even in peak heat, making it easy to stay and walk through them. Its waters are calm and crystal clear and are next to the largest coral reef in America, making this city a paradise for lovers of snorkeling and diving. Also for those who want to practice other water sports like skiing or fishing.

From a visitor point of view we can enjoy many different environments. The large and modern shopping malls are among the most prestigious international clothing and accessories, we can relax and stroll through the air conditioning acclimated they enjoy these facilities. But we can also find the traditional markets to buy handcrafted goods and local food.

When it’s time to eat the tender is equally diverse as this city has reached many kind of fast food chains, but also prestigious international cuisine chefs have opened their gourmet restaurants here. There is a lot of variety for those who want to eat, having a wide range of free buffets, as well as hundreds of small places where you can enjoy local traditional food.

And after a good dinner we have to be ready for the surprise left on the bustling nightlife of this city, which remains open 24 hours a day, every day of the year. We enjoy all kinds of environments and festivals: nightly American barbecues, moved European discos, warm traditional dances flavor… The famous Party Center is located in the kilometer eight of the city, where they concentrate most of the local party. Although we can also find an intense nightlife in the city center.

But beware, it might not be a good advice to spend every night for the nightlife, because every day there are dozens of activities we can carry out on the endless beaches of the city: from the typical water sports, going through interesting cultural activities. And thanks to good communication, visits guiding or rental vehicles, we can move on short notice anywhere in the Riviera Maya to enjoy hundreds of interesting ecological, artistic and cultural routes through the jungle, dive the world famous cenotes, achieve guided tours of the most impressive archaeological sites, among which the city of Tulum and the famous archaeological ruins of Chichen Itza.

Finally, Cancun is a paradise where you can enjoy life, a place that is easily adapted to our capabilities.

From this past weekend the suppliers and contractors of the project are coming back to labors. We consider opportune to inform you that these labors will be made step by step, staggered and in a planned way. Always looking for not to interfere in the daily life of all of you who live in or visit The Fives.

To do these labors in an ordered way, we have increased the number of t security employees and we have the support of the personnel of Karisma. RESPONDING TO YOUR REQUEST OF IMPROVING THE SECURITY OF YOUR CONDOS, WE HAVE REINFORCED AND/OR MODIFIED THE FRONT DOORS LIKE THE “SLIDING DOORS” OF THE TERRACES * FOR GREATER TRANQUILLITY OF ALL.

These labors will be concentrated mainly in the completion and detailed on the interiors of the condominiums, as well as the adjustment, maintenance and optimization of systems like air conditioning, hydraulic pumps, and other facilities.

Update – June 3rd

Dear Clients:

We would like to bring you up to date on some positive news at The Fives project in Playa del Carmen.

First of all we are grateful for your support on The Fives project and we want to apologize for all the inconvenience during the past months. Throughout this time we have been working with a lot of effort to make this project a reality, so we may all feel proud to belong to The Fives once all is done.

These are the updates:

1. We will be able to sign the deeds or Fideicomisos throughout the month of July 2009. After 9 months of working on this legal documentation, we confirm to you that de Condominal Regimen was approved in Chetumal-Quintana Roo and it is at our office for your consult. To sign a Fideicomiso, the proper paperwork should be in place prior to this.

2. We are attaching the copy of the insurance contract of The Fives, valid from April 2009 to March 2010, and the receipt of the payment to AXA dated on May 2009. This insurance includes all kinds of common house incidents and hurricanes. AXA is a renowned multinational company in the insurance business.

We also want to congratulate all the people from Karisma, for their support and hard work on the maintenance of The Fives. They are cleaning, ventilating and inspecting all the condos almost every day. These activities are done on 2 buildings each day, which means 24 condos a day. It is true that until the staff is complete they can´t provide the best service, but it is also true that in the inspections of the condos they have found only a few incidents which have been also resolved. And it is important to say that there are some condos that we don´t have access to and therefore we may not provide the service.

The project is complete pending two issues: First, some interior deficiencies in the condos, and second, to complete the Spa. We are sending some pictures to show you that it won´t be long until this beautiful project is completely finished.

Both partners are working hard to resolve this situation and get construction going with the priority being your condo.

Once all is complete, we will schedule two opening periods: First, a SOFT OPENING, including all the condominal services plus some basic hotel services. And next, a FULL OPENING, including all the hotel services.

Our commitment to you is that The Fives will become a reality with our personal, economical and professional effort.

On the 22nd of June, we will proceed to inform you again about news on the project.

The Fives Update

 

Dear Owner:

It is our great pleasure to inform you that The Fives is being acknowledged as “the” real estate success story in the Riviera Maya. Karisma Hotels is very excited about this hotel and they will assume responsibility for the full operation of the resort in the very near future.

The Azul Fives must be a top-quality resort not just for Karisma and hotel guests, but for the owners as well because a premier hotel resort will bring financial benefits to everyone involved. The hotel and all the amenities must meet top-quality standards and be fully-operational before the resort is opened. For this reason, some changes have been made to our original plans and more time is needed before the official launch.

We have now begun work with a new Directive Team in the construction division. This will allow us to achieve a high-quality finish to all the condos. Monday, March 30, the construction team will begin working again. The first priority is to make sure all the condos are completed to the highest standards and to the complete satisfaction of the owners. Once that is achieved, we will finish the Spa. The Spa is guaranteed to be outstanding and, along with the Beach Club, will put this development into a class of its own.

The official opening of AZUL FIVES will happen in the very near future. Meanwhile, TM Real Estate Group and Karisma Hotels are working together to offer services. We are working on opening the restaurants, bars, lobby and other services again very soon. The good news to owners is that until the hotel is officially open, the time they stay at The Fives will not go against their eight weeks. Please feel free to use your condo as much as you would like until the official opening. We are offering complimentary services as housekeeping*, laundry* and shuttle service from The Fives to Downtown Playa*.

On your next visit please let us know when you have plans to come to have everything ready prior your arrival.

We also want to inform you that the condominium regime will be completed shortly. For your convenience, there will be a TM Real Estate employee on site Monday to Sunday from 10 am to 6 pm. They will be located at The Fives in our sales office beside the lobby. Opening Azul Fives

Dear Owner:

The management and staff at the Fives Hotel & Private Residences, operating as Azul Fives Hotel, have been working very hard over these past few months to ensure that the hotel and residences will offer you the very best amenities and service.
