We signed the first Title Deed at The Fives!!!

It is very pleasant for us to inform you about this marvelous news: The Naranjo family had the honor to sign the first Title Deed for their condo at The Fives.

 

The Naranjo family are foreigner owners (acquiring the condo within the 50 km of Mexican coast), it has been compulsory to sign by means of a Trust, in this case, has been BBVA Bancomer the financial entity in charge of granting it. This bank analyzed in advance all the legal aspects and as everything was in order, proceeded to confirm the operation.

 

This is another example which shows that we are working to fulfill all the commitments that we have with all our customers.

With this act, it is confirmed that the signature of the Deeds it is a fact and we start a new stage to formalize your contract and to give you the legal security that you need.

 

Therefore, we inform that any owner can proceed to concrete the date to sign the Deeds, Mexican citizens or foreigners. Our Team will be I touch with you to give you more details  about the closing.

Apply at SRE with your legal’s individualization THE FIVES condo.

Dear Client,

We would like to inform you that Non Mexican citizens should apply at the SRE (Servicio Relaciones Exteriores in Mexico City) as soon as posible.

There is already concrete dates to sign the deeds and please ask your legal advicer to apply soon as authorisations take some time to arrive.

We do have all the individualizations of each condo and we would like you to coordinate with us that your legal representant receive the documents as soon as posible to go ahead in the legal closing.

LETTER BY THE NOTARY

The following letter has been sent by the notary, Mr. Ruben Barahona. This letter is the best example of how is the current situation is having in mind the next dates to sign the Deeds and it gives to the customers the confidence to sign with total security.

Playa del Carmen, Quintana Roo, México, junio 16 del 2010.

To whom may concern.

Dear clients:

The suscribed, public notary number 13 of the state of Quintana Roo, hereby I want to inform you, that there is no legal impediment at all, to obtain the title deeds for the transmission of the property regarding to the condominiums, which belong to the master condominuim denoted “The Fives”, which is located in the region 004, supermanzana 000, manzana 22, lote 046, in Playa del Carmen, council of Solidaridad in the state of Quintana Roo. México.

The aforementioned in virtue of the preventives annotations, that are in the real files of the public registry of the property and the commerce corresponding to these units, are being cancelled, therefore, the condos will be transmitted with no limitation of dominion and without liens or pending procedures to solve in respect to the ownership of these privatives units, obviously at the moment to sign each public title deed, we will get the liens certificate that proves this legal situation.

Main financial Institutions ready to finance THE FIVES’s Clients

Dear Clients,

We would like to confirm you that the followings institutions have received from the closing team of the THE FIVES main needed legal documents to proceed and give personal mortgages to THE FIVES’s clients:

SCOTIA BANK, CONFICASA, BANCOMER, STEWART TITLE and FINANCE NORTH AMERICA

If you have selected a diferent bank or a diferent finantial institution, please let’s us know and we will coordinate with your lender about the documents.

We confirm again the 3 dates for the signature of the title deed at the Public Notary (27 Novembre, 4 and 11 decembre 2009).

TM Real Estate Group confirms the following dates to sign the titles deeds at Public Notary

Dear clients,

We have the pleasure to confirm you the following dates to sign the deeds at the Public Notary. 

Friday 27 of November 2009, Friday 4 December 2009 and Friday 11 december 2009.

For those clients who are very busy at home at their work, we suggest you the following:

Thursday: Arrival to Cancun and THE FIVES team will pick you up and transfer and stay at THE FIVES.

Friday: Meeting with client’s legal representant/lawyer and when all is clear drive to Notary Oficce. Sign the Deeds and then tranfer to THE FIVES.

Saturday: Relax at THE FIVES or in Down Town Playa or at the beach.

Sunday: Tranfer to Cancun Airport. 

For those clients that wish to stay longer period, please do not hesitate to coordinate with us. Please contact: Cesar Bernad or Ramon Grau. 

Please consider that after 15 December 2009 Notarys, register and legal oficces will not be full opening even closed and we will not be able to sign you the deeds untill after 10 January 2010.

THE FIVES clients should apply as soon as posible for their permission at SRE (Secretaria Relaciones Exterirores).

Dear THE FIVES client,

As we mentioned early this month the Condo Regime is signed and ready to go ahead signing and tranfering the ownership to you at Public Notary.

Nevertheless, if you are not Mexican citizen, you should apply at SRE (Secretaria Relaciones Exteriores at Ciudad de Mexico) to receive the permision of your Fideicomiso. This permision will take around 2 weeks. Any deeds can be signed without this permision so please let’s coordinate togeher with your legal representant here in Playa del Carmen to coordinate all documents needed (this permision is given automatelly when duly well apply).
