Paving access to the Xcalacoco Beach

In order to improve vehicular and pedestrian access to Xcalacoco Beach and to The Fives Resort, we are working paving all the area eliminating the old road. It will be completely paved from the Federal Highway to the entrance of the Resort. 

The Motor Lobby will become a large plaza and will be framed with an innovative solar lighting system and coconut palms that will enhance the architectural design of the Resort, with spaces allocated for busses and taxi stand section. 

This work will be completely finished for the day of starting hotel operations, this action will greatly benefit for owners and users, improving the image and giving and extra value of the housing complex.

    

Owner´s Manager at The Fives

In order to provide you a better service, this week the Architect Annie Cervantes has joined our team, who will be the Owner´s Manager, her main functions are: handing over the keys of the condos, resolution of any problem after taking possession, following up on the check list or repairs required. On the other hand, she will coordinate all matters related to your visits to The Fives, your reservation and any specific requirements you may have, taking care of every detail to make your stay a pleasant and enjoyable experience.

FAQ about Rental Pool Program

Due to the interest shown by owners because the starting of Rental Pool Program, we are providing a list of frequently asked questions that may be useful to clarify doubts that you might have:

When will start running the Rental Pool 5-year contract?

The contract will start running on October 1st 2010, the day that the hotel will start operation.

When will start my 8 weeks to enjoy?

They will be starting from October 1st  2010, ending on December 31st, 2011.

The first fiscal year will consist of 15 months. Therefore it will be an apportionment of weeks, which will consist of 10 weeks of enjoyment for the period of 15 months.

How does the 5,000 USD voucher work? When will I receive it and use it?

This voucher will be for the amount of 5.000 USD per year and will be valid for the corresponding fiscal year. It can be transferred to friends or relatives and can be used in any of the services offered directly by the hotel.
Members have a discount of 20% in all the services and it also applies to the use of the voucher.
This voucher can not be carried over to the following year.
This bonus will be considered as payment in advanced of benefits.
Outsourced services are not included.

The first year is required to use these 5,000 USD voucher of consumption.
The second and third year the use of these voucher may be reduced to 3,000 USD of consumption.
 
The voucher will be delivered from October 2010, when the visit takes place. Or may be delivered to a relative or friend prior written consent.

This voucher will expire on December 31st 2011.

Can I assign my condo more than 8 weeks to the Rental Pool?

The member will be allowed not to use the total of eight weeks, assigning the rental pool the property for its hotel operation. It is necessary a previous notification to the hotel as this will affect a greater benefit.

If it is necessary more nights than the eight weeks agreed, additional nights may be purchased at a rate of 80% of the public rate.
You can use the consumption vouchers for this payment

Can I assign to the Rental Pool the use of only one or two bedrooms of my condo during my eight weeks of enjoyment?

Yes, it does exist the possibility of having the property partially available a certain number of nights for the pool, the following regulations will apply:

Three bedrooms properties: suite will be calculated in a 60% and a 20% each one of the two Standard rooms.

Two bedrooms properties: suite will be calculated in a 70% and a 30% the Standard room.
Also It is necessary a previous notification to the hotel.
 
Hotel occupancy and profitability

The benefit does not depend on the occupancy of a specific condominium, it depends on the overall occupancy Rental Pool, being likewise a safer and more transparent business, benefiting from higher return those members  who leave for the hotel operation his unit in high season.

Are the extra benefits, for being part of the Advantage Owners Club, transferable to relatives or friends?

These benefits are only applicables to the owner during their 8 week stay. There are not transferable. And they will be valid only for fiscal years 2011-2012.
Transfers are valid only if the owner is traveling, with a maximum of 6 services per year for 6 people.

The birthday bonus only applies when the owner is in the complex on his birthday. It is valid only one bonus per year per condominium.

The extra condo for friends and relatives will be for the maximum a period of 1 week.

35 palm trees will be planted at The Fives

Palms are among the best known and extensively cultivated plant families. There are approximately 2600 known species. Palms are also widely used in landscaping for their exotic appearance, making them one of the most economically important plants. In many historical cultures, they were symbols for such ideas as victory, peace, and fertility. Today, palms remain a popular symbol for the tropics and vacations.

During the next days we will embellish the gardens of The Fives with 35 of these exotic species. They will be strategicly planted to improve the vegetation and enjoy their shade.

Recreational area at The Fives

 

 For the past couple of weeks we have been doing some cleaning works in lot 10. This area is located between the section of condominiums and the beach club.

This approximately 8,000 m2 area is intended for resting, recreation and entertainment, surrounded by garden, benches and beautiful wedding gazebo.

 

 

 Among the available activities we will have: 

 

Giant Jenga Tower

This well known game of physical and mental ability in which participants must remove wooden blocks from the tower in turns and place them on top until it comes down. The difference in this activity is the size of the pieces, becoming a GIANT JENGA TOWER a little over 1 meter high.

Giant Chess

Fun for everyone! A great way for beginners to learn and GIANT fun for professionals. We will also have a giant version of checkers and dominoes.

Shuffleboard

Game in which players use broom-shaped paddles to push weighted pucks, sending them gliding down a narrow and elongated court, with the purpose of having them come to rest within a marked scoring area. 

We signed the first Title Deed at The Fives!!!

It is very pleasant for us to inform you about this marvelous news: The Naranjo family had the honor to sign the first Title Deed for their condo at The Fives.

 

The Naranjo family are foreigner owners (acquiring the condo within the 50 km of Mexican coast), it has been compulsory to sign by means of a Trust, in this case, has been BBVA Bancomer the financial entity in charge of granting it. This bank analyzed in advance all the legal aspects and as everything was in order, proceeded to confirm the operation.

 

This is another example which shows that we are working to fulfill all the commitments that we have with all our customers.

With this act, it is confirmed that the signature of the Deeds it is a fact and we start a new stage to formalize your contract and to give you the legal security that you need.

 

Therefore, we inform that any owner can proceed to concrete the date to sign the Deeds, Mexican citizens or foreigners. Our Team will be I touch with you to give you more details  about the closing.

The Fives was visited by TUI

It is a pleasure for us sharing with you notices as this one:

On June 30th, TUI, the leading tour operator from Germany, the biggest in Europe and one of the international leader leisure travel group, visited The Fives and tour the facilities.

This shows the interest of a company of such magnitude to promote The Fives once its official opening, which as we have been reporting, will be in late autumn.

Successful event

With great success, last Thursday night we had the celebration of THE FIVES RELAUNCH.

 

 

 

More than 100 people between brokers, collaborators, authorities and media gathered to witness the event, which started with some words from Joaquin Serna,TM Real Estate Group Mexico Projects Director, who spoke about the company history of more than 41 years of experience in the construction and commercialization of properties in Spain, making special mention of the recent acquisition of the 100 % of the shares of The Fives Project.

Among other assistants was Wilberth Gutierrez, president of AMPI Riviera Maya(Mexican Asociation of Real Estate Professionals), and Ruben Barahona, well known Public Notary. Both of them shared some words to the attendees.

Alejandro Zarfino, The Fives Sales Director spoked about the actual situation and future plans of the project.

After the presentation, everyone invited enjoyed of the cocktail served by Karisma in the Sea Olive restaurant at The Fives Beach club.

Work progress

All The Fives team is now working hard to achieve the commitments.

We currently have a staff of 182 people, with the sole objective of completing 100% of the project.

Some of the work being carried out are: condos and exterior improvements, as completion of the Spa.

Sea Olive Restaurant opens its doors at THE FIVES Beach Club at Playa del Carmen – Riviera Maya

On June 21st, early in the morning all Sea Olive´s staff were ready to start operations and offer a warm welcome to guests and diners.

This seaside restaurante offers dishes such as chicken breast marinated in lemon-garlic-ginger, grilled vegetables and baby potatoes; or Grilled Garlic Shrimps over parsley linguini with tomato and bell pepper.

      

For additional comfort while dining it features an indoor air-conditioned section and an outdoor terrace, both a la carte.

So, either for breakfast or lunch, it will be a pleasure for us to assist you while you enjoy your dishes, surrounded by a warm atmosphere and nice view.
